Beach ownership

Holiday parks near the beach with caravans for sale

If the whole point of buying is to walk to the beach without loading half the house into a car, location should be doing real work for you. These parks put the coast close enough to matter, rather than using the word 'coastal' with considerable artistic freedom.

‘Near the beach’ can mean three minutes in flip-flops or fifteen minutes in traffic. We prefer the first definition.

Devon · Parkdean Resorts

Challaborough Bay Holiday Park

Challaborough Bay is a south Devon beach-first proposition. The beach is the obvious reason to buy here, so the real question is whether you want that immediate coastal setting enough to justify the full ownership cost.

Published starting point

Parkdean's current ownership index lists holiday homes at Challaborough Bay Holiday Park from £25,995. This is a starting price, not the total cost of ownership, and stock can change quickly.

A beach on the doorstep is much more useful than a brochure describing one as 'nearby'.

Suffolk · Parkdean Resorts

Kessingland Beach Holiday Park

Kessingland Beach is a Suffolk coast option with direct beach access and a livelier facilities mix. The low published entry price makes it worth investigating, but it should not distract from pitch fees and the cost over the full ownership period.

Published starting point

Parkdean's current ownership index lists holiday homes at Kessingland Beach Holiday Park from £12,995. This is a starting price, not the total cost of ownership, and stock can change quickly.

A low entry price is pleasant. It is not a magical exemption from annual bills.

Published starting point

Parkdean's current ownership index lists holiday homes at Barmston Beach Holiday Park from £16,995. This is a starting price, not the total cost of ownership, and stock can change quickly.

Close enough to Bridlington for fish and chips, far enough away that the arcade need not follow you home.

North Wales · Haven

Hafan y Môr Holiday Park

Hafan y Môr is a large Haven resort near Pwllheli with direct beach access, a major indoor water park, an Adventure Village and dedicated owners' facilities. It is best treated as a resort purchase rather than simply a pitch for a caravan.

Published starting point

Haven currently advertises eligible pre-owned holiday homes at Hafan y Môr from £14,995. The headline price excludes site fees, running costs and optional add-ons.

Hafan y Môr is enormous by holiday-park standards. For some buyers that is the attraction; for others it is the warning label.

What matters

What we would compare before viewing

  • Whether beach access is genuinely walkable from the pitch
  • How exposed the park is to wind and salt
  • Premium pitch fees for sea views or front-row locations
  • Peak-season crowds and local parking
  • How much the beach matters outside summer

Shortlist first, buy later

A beach on the doorstep is one of the few park features that does not need a maintenance schedule. It can still carry a premium price.
